Position Title: JOB SITE SUPERINTENDENT
Basic Purpose:The Superintendent works with the Project Manager, General Superintendent and has additional reporting responsibilities to the Operations Manager and President. Duties and responsibilities include the following: works with project team during bid process; supervises and participates in planning and set-up of projects; develops entire detailed project schedule or works with Project Manager/Project Engineer to develop project schedule; communicates with Project Engineers, Project Managers, General Superintendent, inspectors, subcontractors, owners, architects, and suppliers, as necessary, to coordinate work flow, facilitate communications and resolve construction problems; coordinates the planning and purchase of equipment and materials to ensure timely delivery; supervises activities of all workers and subcontractors on assigned projects; performs close out duties; performs general administrative and supervisory duties related to job site operations; supports company business development efforts on ongoing basis; and performs other duties as assigned.
Essential Functions:I. Works with project team during bid process. · Provides input for bid strategy including crew size and large equipment recommendations. · Performs quantity take-off, as needed for projects. II. Supervises and participates in planning and set-up of projects. · Prepares/sets-up job sites by coordinating the movement of trailer, tools, and materials onto the job site. · Arranges for the installation of phone, fax, portable toilets, and temporary power service for new job sites. · Notifies inspectors (architectural, City, County, State, etc.) of work that will be complete and schedules their inspections so as not to delay progress, completion, and occupancy of the projects. · Ensures formulation and execution of operational production goals and measurements. III. Develops entire detailed project schedule or works with Project Manager/Project Engineer to develop project schedule. · Reviews drawings and specifications in order to plan, prioritize, and schedule construction activities appropriately. · Studies specifications to develop construction plan based on staffing requirements for each phase of construction, available tools and equipment, and required building methods. · Ensures the proper sequence of scheduling for subcontractors for the timely and accurate completion of project. · Updates job schedule on on-going basis. · Continually reviews documents to identify items, which could improve the project and/or save money without affecting the project. · Prepares two-week look-ahead schedules weekly and reviews with subcontractors at weekly job coordination meetings. IV. Communicates with Project Engineers, Project Managers, General Superintendent inspectors, subcontractors, owners, architects, and suppliers, as necessary, to coordinate work flow, facilitate communications, and resolve construction problems. · Attends weekly construction progress meetings with owners, architects, subcontractors, Project Manager and Project Engineer. · Resolves complex problems regarding plans and specifications by communicating problems with architect and engineer. · Completes requests for information (RFIs) and communicates with architect regarding problem and defines steps to resolve problems. · Ensures quality of workmanship and adherence to plans and specifications. · Resolves complex issues and conflicts regarding owner changes, subcontractor responsibilities, and escalates to Project Manager, as needed. · Estimates materials and time required for completion of each project phase. · Assists Project Manager with cost projections. · Communicates accurate information to owners and architects regarding schedule and other miscellaneous issues. · Maintains positive relationships with subcontractors, vendors, owners, architects, and the general public. · Maintains high level of owner contact, as needed. · May provide meeting minutes. · Maintains updated set of as-built drawings. · Verifies accuracy of layout. V. Coordinates the planning and purchase of equipment and materials to ensure timely delivery. · Orders tools, materials (i.e., concrete, forms, form lumber, form accessories, doors, etc.), and equipment to be delivered at specified times to conform to work schedules. · Ensures that necessary tools and equipment are available and in good operating condition prior to the time they are needed. · Maintains and protects all tools, equipment, and stored materials. · Maintains an inventory of all tools and equipment. · Maintains accurate inventory records and ensures that purchasing and receipts are handled in a timely manner. · Communicates with Project Engineer any conditions causing changes in dates that material will be required. · Coordinates jobsite deliveries with Project Engineer. · Documents all purchase orders on job with appropriate cost code and job number. VI. Supervises activities of all field workers and subcontractors on assigned projects. · Organizes and maintains work teams to maximize productivity and effectiveness. · Provides training and guidance, as needed, regarding construction techniques, work rules, and safety requirements. · Inspects work in progress to ensure that work conforms to specifications and that construction schedules are adhered to. · Researches and develops ways to improve workmanship. · Researches ways to reduce labor costs. · Motivates and leads the construction team by resolving employee relations problems, fostering cooperation among all constituents, and serving as a project resource person. · Coordinates the activity of subcontractors and resolved most problems, reporting any unresolved performance problems to the Project Manager. VII. Performs close out duties. · Reviews and completes final punch lists. · Conducts multiple walk throughs with owner/architects. VIII. Performs general administrative and supervisory duties related to job site operations (i.e., compliance with company policies, state and federal laws, OSHA requirements, building codes, non-discrimination/non-harassment requirements, etc.). · Conducts weekly safety meetings and documents topics discussed. · Develops techniques for use by other Superintendents on maintaining paper work and other company standards. · Conducts walk throughs of job site to identify and correct hazardous situations. · Administers First Aid and responds, as needed, to work site accidents. · Prepares first report of injury and worker’s compensation documentation. · Recommends employment actions including termination. · Evaluates performance of staff and provides work direction for staff. · Documents performance problems and imposes disciplinary action, as needed. · Reports theft, loss, or damage of equipment on job site. · Attends superintendent meetings. · Remains up to date on OSHA requirements and construction techniques by reading materials and attending training, as needed. · Develops and provides training for other Superintendents, as requested. IX. Supports company business development efforts on on-going basis. · Performs community functions that promote the company. · Organizes and promotes company camaraderie with field and office personnel. · Performs marketing activities as needed for high profile/complex jobs. Addition Responsibilities: Performs other duties as assigned.
Education: High School diploma or GEDExperience Preferred: 6-8 years experience in commercial construction with a minimum of 6 year supervisory experience.Physical Requirements: Ability to inspect all areas on a jobsite including crawling in holes and climbing onto roofs/scaffolding.
