Position Title: SENIOR PROJECT MANAGER
Basic Purpose:The Senior Project Manager reports to the Operations Manager and President. Duties and responsibilities of the position include the following: proposal writing; estimating project costs; developing budgets; interacting with design and project team personnel and owners; scheduling; writing contracts and sub-contracts. Performs project coordination duties; project management duties for multiple large and complex projects; performs or supervises project duties; performs leadership activities as needed and performs other duties as assigned.
Essential Functions:I. Performs project coordination duties. · Prepares and supervises the preparation of project estimates and reviews all phases of a bid. · Leads bid team on large and complex projects. · Prepares all take-off and pricing for assigned projects. · Coordinates all activities with the Project Manager and Project Engineer when conducting an estimate. · Provides information to the Operations Manager as required. II. Performs project management duties for multiple large and complex projects. · Ensures that all projects are completed in a professional manner, within budget and schedule guidelines, and at a fair profit. · Establishes the schedule and budget controls for assigned projects and prepares status reports for the Operations Manager in a manner consistent with company policy. · Supervises Project Engineers and Project Managers by providing direction and feedback regarding project requirements and individual performance. · Reviews subcontracts and purchase orders for contract compliance (i.e., insurance, lien waivers, etc.). · May review labor reports with the Project Superintendent and Project Engineer on a weekly basis. · Monitors and reviews sub-contractor and supplier payments; provides accurate billing information for monthly pay applications. · Prepares / reviews monthly forecasts for projects, utilizing company standard project management software. · Prepares / reviews monthly billings to owners, utilizing company standard project management software. · Conducts pre-job meetings with Project Superintendent, Project Engineer and all others necessary for the start of a project. · Signs all Project Engineer initiated paperwork. · Researches new projects, tools and techniques in order to foster continuous improvement. III. Performs or supervises project duties. · Inputs the project estimate for accounting and project reports. · Prepares and maintains project schedule and performance to ensure a timely and accurate information flow. · Prepares purchase orders and subcontract agreements. · Signs contracts, purchase orders and subcontracts based on attached schedule per company policies and procedures manual. · Prepares / reviews and approves change orders and processes as required. · Expedites subcontracts and materials to the jobsite. · Reviews and codes monthly invoices after view with Superintendents. · May prepare and finalize subcontract and material reports monthly and labor reports weekly. Partners with Controller regarding the accuracy of project estimates and costs. · Completes project close-outs in a timely manner. · Participates in marketing activities (i.e., new projects, owner concerns, interviews, etc.) as coordinated through the Business Development Manager. IV. Performs leadership activities as needed for progress of company. · Participates in marketing presentations for large and complex projects. · Participates in community activities for the improvement of community relations. · Promotes workplace safety by monitoring practices, policies, procedures; assists accidents investigations as necessary. · Provides leadership to company through training, guidance, and team building activities. · Promotes the growth of the company by seeking out project opportunities through the course of project management activities / functions.
Addition Responsibilities: Performs other duties as assigned.
Education: B.S. degree in Construction, Engineering or related field or equivalent through experience. Experience Preferred: 10 years experience in construction with a minimum of 5 years experience as a Project Manager.
Minimum Qualifications: · Competent knowledge of basic phases of construction projects (planning, estimating, costing and scheduling). · Satisfactory knowledge of mathematics functions (geometry, basic algebra). · Competent computer skills (Excel, Suretrack, Primavera and Timberline). · Satisfactory ability to schedule your own time effectively. · Satisfactory ability to develop and maintain complex project schedules and project budgets and the ability to identify changes and discrepancies. · Satisfactory ability to prioritize tasks for job completion. · Competent ability to present information in a clear and understandable manner in both written and verbal form. · Competent ability to set-up and lead marketing and or training presentations. · Satisfactory ability to work with others in a team environment, exercising effective interpersonal skills. · Competent ability to handle owner and project problems with minimal outside assistance. · Satisfactory ability to accept constructive criticism. · Competent ability to lead and manage others effectively, as needed. · Competent ability to perform all work in a timely, professional and efficient manner while effectively communicating and interacting with customers, clients, subcontractors and other third parties. · Ability to comply with all company policies, practices and standards of performance. · Satisfactory attendance.
