PRECONSTRUCTION SERVICES

BCS Construction professionals will work with you to assess space needs, identify any unique requirements, and develop a building program that will meet needs in the most cost-effective, high quality manner possible.

BCS offers the following services: constructability, scheduling, budget, financing and process estimating, bid packaging and procurement and value engineering.

Cost Budgets: BCS Construction will develop a baseline estimate by working with the design team and client.  Team members will review the preliminary design for key decisions on structural systems, mechanical, electrical and quality of exterior and finishes to prepare schematic, design development and construction document estimates.   They will also provide continuous overview of the design and compare the budget to the baseline estimate, as well as a budget price for the construction phase.

Bidding:  Our team will develop a contract strategy and determine the number of prime contractors for the project; as well as determine if a lump sum contract or final budget estimate contract is appropriate.  BCS Construction will also prepare lists of pre-approved and qualified bidders for each prime contractor category and hold pre-bid conference if required.  Finally, our team will review bids, tabulate, make recommendations for the award, prepare contract documents and obtain bonds. 

Cost Control:  BCS Construction team members will set up the cost control format for the construction project.
